AP Land Registrations Dip, Revenue Falls Short of Targets

Andhra Pradesh , Amaravati ( Journalist File ) : The land registration activity in Andhra Pradesh has seen a notable slowdown, raising concerns over the state’s revenue projections. Despite high expectations, registrations across several districts have dropped, leaving officials and analysts puzzled. Even in Visakhapatnam, the state’s financial hub, the trend is no different. While Amaravati shows a relatively better performance, it too remains below the anticipated targets.

The state government had set an ambitious revenue target of ₹13,500 crore for the current fiscal year. However, only ₹4,332 crore has been collected up to October, according to official data. In comparison, during the 2022-23 fiscal year, the state saw over 26 lakh registrations, whereas this year, the number has dropped to just 10 lakh by October. Officials also note that between April and October 15 last year, the revenue stood at ₹5,168 crore—significantly higher than this year’s figure for the same period.

District-Wise Disparity
Visakhapatnam, the largest city in the state, has shown a concerning dip in revenues. The district had a projected target of ₹1,526 crore for this fiscal year, with expectations of achieving ₹747 crore by September. However, only ₹58 crore was recorded, marking a sharp fall. In comparison, ₹134 crore was collected during the same period last year, reflecting a 56% decline.

Conversely, Amaravati has fared slightly better, with revenue increasing from ₹112 crore last year to ₹257 crore this year.

Comparison with Other States
When compared to other states, Andhra Pradesh’s revenue growth from registrations remains subdued. For the first quarter of the current fiscal year, the state saw a 23% decline compared to last year, with collections falling from ₹2,403 crore to ₹1,819 crore. In contrast, Karnataka recorded a 35% increase, Maharashtra 22%, and Tamil Nadu 13%, highlighting Andhra Pradesh’s lagging performance.

Monthly Revenue Trends
The monthly revenue figures from registrations for the fiscal years 2023-24 and 2024-25 reveal a steady decline:

Month 2023-24 (₹ Cr) 2024-25 (₹ Cr)
April 669 663
May 937 583
June 797 573
July 816 741
August 842 851
September 816 570
October 292 352
Total 5,169 4,333

The sharp drop in revenue collections, especially in key urban areas, has raised concerns among policymakers. With the fiscal year well underway, the state faces significant challenges in achieving its ambitious revenue goals.
